The gap we fill
An engineer produces a drawing. A building has to actually work.
Powerline is a ground-work company. We are the execution layer between the design and the finished facility — installing what was specified, testing that it complies, certifying it, and then keeping it running.
We started in plumbing and electrical fourteen years ago. Since 2018 we have delivered integrated Mechanical, Electrical and Plumbing solutions, working alongside engineers, construction firms and contractors across residential, commercial and industrial property.
The practical difference: one team owns every system in the building, so nobody is waiting on someone else’s subcontractor to explain a fault.
What that gets you
- One contract instead of five subcontractors
- Compliance documentation that is traceable, not promised
- Faults found thermographically before they cause an outage
- Consumption measured per system, per tenant, per building
- Maintenance scheduled so no certificate quietly lapses
- Technicians who already know your building when it breaks
Integrated MEP
Every service in the building. Drawn as one system.
This is a section through a typical mixed-use building. Select a system to isolate it — and see which certificate or report comes with it.
Select a system
One building. Six systems. One accountable team.
All six systems
This is what “integrated MEP” actually means: every service in the building installed, certified and maintained by one team, with one set of drawings and one point of accountability.

What we do
Three pillars. Eight services. One accountable team.
Each one produces something you can hold: a certificate, a report, or an installed and tested system.
01
Compliance & Inspections
Compliance-driven safety inspections and hands-on site management, so every project is executed with precision, accountability and care.
You receive a certificate and a traceable inspection record.
02
Energy Management
Audits, monitoring and compliance reporting across electrical, HVAC and plumbing systems — with the strategy to act on what they find.
You receive an audit report and a costed savings plan.
03
MEP Solutions
Integrated Mechanical, Electrical and Plumbing delivery, from design support and installation through inspection, certification and maintenance.
You receive installed, tested and certified systems.
Thermographic inspection
The fault is already visible. Just not in daylight.
Electricity that does not flow cleanly turns into heat. An infrared survey under normal load finds the loose termination, the overloaded phase and the concealed leak weeks before they fail — with no shutdown and nothing dismantled.

VISIBLE LIGHT
Illustrative — vector demonstration, not a client survey
Distribution board survey — visible light against infrared, under normal load.

RecommendationIsolate, retorque the termination to specification and retest under load. Rebalance phases if the differential persists.
Reporting
What we hand back, on every engagement.
We have deliberately left the numbers off this page. Powerline reports measured results per project rather than a marketing average — these are the metrics you will receive against your own building.
- Faults found before failure
- Thermographic findings with a temperature differential, the load at scan and a severity rating.
- Energy avoided
- kWh and rand saved against a metered baseline, not against an estimate.
- Downtime avoided
- Response times measured against the maintenance agreement, reported every cycle.
- Certificates issued
- Every certificate backed by its test record, filed and traceable.

How we work
From the consultant's drawing to a signed-off building.
Powerline is the execution layer between design and delivery. Five steps, each producing a document you can hold.
01 · Assess
Site survey, compliance inspection, thermographic scan or energy audit. We establish what the building actually does before anyone quotes on it.
Findings report with severity ratings
02 · Design support
We work alongside your engineers, consultants and contractors, turning drawings into a buildable, compliant scope.
Agreed scope and programme
03 · Install
Ground-work execution by our own technicians, under our own site management, to the specified standard.
Installed and tested systems
04 · Certify
Testing and verification to SANS, with the certificate and traceable documentation in your hands.
Certificate of Compliance
05 · Maintain
Planned maintenance, monitoring and responsive repair that keeps the asset performing and the paperwork current.
Maintenance plan and O&M reporting
Why Powerline
Seven reasons facilities managers stop shopping around.
Taken from how we actually work, not from a list of adjectives.
01
Integrated expertise
Complete MEP solutions across fire systems, HVAC, electrical, low current, plumbing, gas and geysers — backed by compliance and technical excellence. One accountable team instead of five subcontractors.
02
Quality & compliance
Every project meets regulatory standards with traceable documentation, so safety and reliability can be proven, not just claimed.
03
Efficiency & innovation
Metering, monitoring and energy management strategies that reduce running costs and optimise how a building performs.
04
Reliability
Proactive maintenance and responsive repairs that minimise downtime and extend asset life.
05
Security & safety
From CCTV and alarm systems to fire suppression, we protect facilities and the people inside them.
06
Client-focused delivery
Solutions tailored to each project, with seamless execution, transparency and long-term value.
07
Long-term partnerships
We don't just provide services. We build trusted relationships, with ongoing support and consulting for future growth.
Energy estimator
What is your building probably wasting?
Three inputs, an indicative range, and an honest note about what it can and cannot tell you. The audit gives you the real number.
Three inputs
Indicative annual saving
R 71 000 — R 179 000
- Current annual spend
- R 1 020 000
- Indicative kWh avoided
- 48 058 kWh
- CO₂ reduction
- ≈ 48.1 tonnes / year
HVAC scheduling and lighting usually dominate the opportunity.
Book an energy auditHow this is calculated
Your annual spend is multiplied by the share typically controllable without capital works for this building type, then by a conservative saving band for lighting, HVAC scheduling and control optimisation. kWh is derived at an indicative blended tariff of R2.60/kWh and CO₂ at 1.0 kg per kWh.
This is an indicative range for planning only. It is not a quotation and not a guarantee. Only a metered energy audit over at least one full billing cycle produces a number you can budget against.
