The problem
Deferred maintenance is not a saving. It is a loan against the asset, taken at a poor interest rate, repaid as emergency callouts at overtime rates. The buildings that cost the least to run are not the newest ones — they are the ones where somebody keeps a schedule and closes findings before they become failures.

A single schedule covering electrical, wet services, HVAC, fire and low current, so every system is inspected on a cycle and certification never lapses.

Breakdown attendance across all the systems we maintain, from one number, by technicians who already know the building.

Condition assessment
Establishing the true state of an asset you have inherited, with a severity-rated findings register and a costed remediation plan.

O&M reporting
Regular reporting on what was attended, what was found, what remains open and what it will cost — so maintenance spend can be defended in a budget meeting.

Typical timeline
Maintenance runs to an agreed annual schedule. Response times for breakdowns are set in the maintenance agreement and reported against.
