The brief

A body corporate holds separate arrangements for electrical, plumbing, gardens, gate motors and CCTV. Nobody owns the boundary between them, response times are inconsistent, and water losses on the common-property reticulation are showing on the municipal account but cannot be located.

Scope of works

What Powerline does.

  • Electrical
  • Plumbing & Gas
  • Low Current
  • Maintenance
  • Condition assessment of all common-property MEP systems at handover
  • Thermographic and acoustic leak detection on concealed reticulation
  • Consolidated annual maintenance schedule across every system
  • Defined response times for after-hours breakdowns, reported against
  • CCTV, gate and access systems brought onto shared infrastructure
  • Quarterly O&M reporting for trustee meetings

On site

Work of this kind.

Photographs of Powerline installations covering the systems in this scope. The scenario above is illustrative; these are real.

A residential consumer unit with earth-leakage protection and every way individually labelled — main switch, stove, geyser, lights, earth leakage.
A water meter with a digital register installed inline on a copper riser.
A pressure-reducing valve and gauge fitted into a reticulation line, with isolation valves on the pipework either side.

Reporting

What gets measured and handed back.

Metric names only. The values belong to a real building, and this is not one.

Asset register
Every common-property system listed with a condition rating at takeover.
Water losses located
Concealed leaks pinpointed before opening finishes.
Response time performance
Measured against the agreement and reported to trustees.
Contracts consolidated

Compliance

  • SANS 10142-1
  • SANS 10252 — water supply and drainage
  • SANS 10254 — fixed electric storage water heating
